Yet, every time an Estate Agent calls me, I have to listen to them wax lyrical about the quality of the abode, and then have to ask them where the property is.

Just start out by telling me where it is. And if it sounds like somewhere that could be the venue for a riot anytime soon, I'll save your time and mine by saying I'm not interested there and then.
